SAP Assessments

Standard Assessment Procedure, or SAP as it’s usually called, is the Government approved method of assessing the energy performance of any new property.

SAP is now a compulsory requirement on any new development (commercial developments require a similar assessment called Simplified Building Energy Model or SBEM) and is a mandatory part of any Building Regulations applications you need to make.

All of our assessments are carried out by fully qualified and accredited SAP and SBEM assessors, who will provide you with advice and information on how to improve the energy performance of the properties you build.

An Energy Performance Certificate (EPC) is a compulsory requirement on all newly built residential units, which are produced from the SAP. We will provide your EPCs free of charge if you purchase your SAP assessments from us.

How does it work?

SAP assessments are used to calculate 2 ratings, energy conservation performance and CO2 emissions. There’s a wide range of factors which go towards calculating the ratings, including:

• Insulation – what insulation is being used and where?
• Heating – what systems are in place and how efficient are they?
• Ventilation – what ventilation systems are in the structure of the building?
• Solar Gain – what windows are fitted in the property?
• Fuel – what and how much fuel is used to heat the property (including water)?

All SAPs are calculated from drawings and specifications of properties, so there's no need for site visits or surveys and can usually be completed in just a few days. All units on a development require a SAP.

Once complete, we’ll send you your certificates and provide you with information on how you can improve the ratings you’ve achieved. This will help you to improve the energy efficiency ratings of your future developments and make them more attractive to potential buyers.
