Our Latent Defects (Structural Warranty) Policy has been designed with the developer and institutional investor in mind and can provide a tailored level of cover across the PRS sector including Build to Rent, student accommodation and permitted development schemes.

Covering your investment with Premier Guarantee will:

Ensure build quality – via our design and site inspection procedures, from up front consultation to final sign off.

Protect the asset - in the event of a defect at any point during the policy.

Provide an exit strategy - should the owner wish to sell the asset, the policy is fully assignable to either individual or institutional purchasers.

  • Up to 12 years Structural Warranty cover
  • Cover included for alternative accommodation, additional costs, professional fees and removal of debris
  • Reduces reliance on collateral warranties with no need to prove fault or liability in order to claim
  • Fully assignable to future owners and includes a flexible definition of policyholder enabling open market private sales if required at a later date
  • Liability limited to the Builder for an initial 1 year period
  • Higher limit structural insurance to cover your developments and mitigate risk

Builder Register

All builders must register with us, meaning they sign up to our rules covering technical standards and defect rectification. We take into account claims history, relevant experience and financial strength before deciding to quote or awarding a rating which is used to calculate the premium. The majority of builders are registered with us but please speak to our PRS consultant to discuss particular cases.
